Questions
Before you book.
A standard home inspection starts at $425. The final price depends on the size of the property and any add-ons like wind mitigation, four-point or pool. Send the address and you'll get a firm number, not a range.
Two to three hours for a typical home. Larger properties and additional structures add time. John doesn't rush a property to reach the next appointment.
You're welcome to attend, and most people are glad they did. John goes over the main findings with you before he leaves, which is usually more useful than reading the report on your own.
Within 24 hours of the inspection. Every finding is photographed, and the summary sits at the front so you can see what matters without reading sixty pages.
It will. No house is perfect and an inspection isn't pass or fail. The report gives you the facts: what the condition is, how old the component is, and what its typical lifespan looks like. What you do with that is your decision, not the inspector's.
Most Florida insurers require a four-point on older homes before they'll write a policy, and a wind mitigation report documents the features that lower your premium. Both can be done at the same visit as the home inspection.
Your home inspection includes a protection package from Residential Warranty Services: a 90-day structural and mechanical warranty, five years of roof leak protection, SewerGard water and sewer line coverage, MoldSafe mold coverage and lifetime RecallChek appliance recall alerts. John’s inspections are also backed by InterNACHI’s Buy-Back Guarantee. Each program has its own terms, and you can ask for them when you book.
A standard inspection is visual and non-invasive: we don't open walls, and we don't inspect anything that can't be safely reached. Mold testing and pool inspections are separate services, and John will tell you upfront if a property needs one.
Often the same day you call. Inspection periods are short, so get in touch as soon as you're under contract. Inspections run weekdays, with Saturdays by arrangement.
